One of the wealthiest municipalities in Spain and Europe, Calvià, in Southwest Mallorca, is a multifaceted area. Not to be confused with Calvià town – the region’s governmental seat – the Mallorca municipality covers a total of 145 square kilometres.
Besides the thriving ‘capital’ town, it encompasses sophisticated resorts – a couple, less so – and a myriad of lifestyle options. Calvià is also one of the most expensive places to buy a house in Spain. According to a 2023 Idealista report, the municipality ranks at the top of the property price ladder in Mallorca, with an average price per square metre of 5,553 euros. In return, you get unrivalled access to Palma and the airport, solid infrastructure, masses of natural beauty and an average of 300 days of sunshine a year.
When considering the important question of where to purchase a property in Mallorca, it’s necessary to avoid taking a rose-tinted view. Urban plans initiated in the 1960s laid out heavy construction, and Palma Nova and Magaluf were the most affected. The urban plan was developed for four million residents, far exceeding the total population of the entire Balearic Islands, and in those zones, most properties were built too close to the sea and too close together.
Mercifully, things changed in 1997, when after people’s consultation (under the slogan ‘Mission Possible’,) new, sustainable tourism policies came in and development became markedly more sensitive. While Calvià is a highly populated area, urbanisations have consequently largely been well-planned, offering luxury, exclusivity and dreamy Med views.

Where to buy a property in Calvià
Calvià town
Pretty and authentic, Calvià’s historic town is made up of ochre-toned houses, simple shops, cafes and restaurants and a relaxed ambience. Perfectly positioned at the base of the Tramuntana, a short drive from the coast, it offers that prized combination of year-round community in a strategic setting.
Puerto Portals & Portals Nous
Buzzy, glam Puerto Portals is one of Mallorca’s most famed hotspots. Some modest bars and restaurants are found within the old, narrow streets, plus a pharmacy and grocery store.

Types of property in Calvià
Owing to the large size of this Mallorca municipality, its property portfolio is vast and varied. From sprawling private estates to modern studio apartments, you can find it all in the island’s southwest. Calvià town and Es Capdellà encompass traditional stone dwellings, many still in need of renovation. Puerto Portals consists mainly of apartments, but head slightly back from the marina to Portals Nous and Costa d’en Blanes and you’ll discover a wealth of multi-million-euro, leading architect-designed villas.
