How do I find a credible construction company in Mallorca?

We’re fortunate in Mallorca to have construction companies that build with professionalism and adhere to the local legislation. However, it pays to make sure that they are fully conversant with the current laws and appear in all the relevant records. One way to check this is by getting in touch with the Accredited Companies Registry (REA) or by seeing if they’re ISO certified.

Another way to find the right builder is by listening to the advice of your architect. From past projects, they will know which construction firms work to a high level. However, if you’re still feeling unsure, you can ask your builder to speak with some of their previous clients. That way you can get a good insight into their work ethic and hear first-hand the quality of their construction.

Do they speak my language?

There is often the misconception that Spanish builders do not speak English, but in Mallorca, this isn’t entirely the case. Thanks to a rich international community, you’ll find that there is a mixture of local and expat builders. In most firms, the contractors (in charge of overseeing the project) will be able to speak in English and talk through the process with you in detail.

For other languages, you might be better choosing an expat construction firm, whose team will be able to converse in languages such as German, French and Swedish.

The service on offer

Typically, the duration of building a house usually takes in excess of a year and a half, but depending on the size of the project, it could take 2-3 years to secure the necessary permissions etc., In this time, your construction company will prepare the site, lay the foundations and build your new home. Electricity, plumbing and flooring are all part of the package, so by the end of the process your home should be ready for furnishing and fittings.

Spanish builders work hard, usually from 8am to 6pm. They are likely to disappear around 10:30 to 11am for a morning ’merienda’ and then lunch is generally a 2-hour break between 1pm and 3pm.
