LF91 has been shaping the island’s architectural and interior design scene since 2007. The firm offers a multidisciplinary approach, combining architecture, project management, interior design, and landscaping to create homes that are both functional and visually striking. Their latest project has transformed an old multi-family block close to the sea into a stunning single-family dwelling. From preserving and reinforcing the original structure, the team of contemporary and minimalist designers has created a bespoke home with invisible fittings and a rooftop living space and pool.
From multi-family block to bespoke coastal home
Standing proudly against its mountainous background, the façade of this beautifully designed home is built from porcelain Binissalem limestone with areas clad in Santanyí sandstone and finished with external thermal insulation. Schüco aluminium joinery frames crisp openings, while high-end porcelain stoneware and lacquered oak walnut interiors complement the subtle technical base.
Arranged across a ground floor, two upper storeys, and a walkable flat roof, the home balances private and social areas. The ground floor houses a gym, bedroom, and bathroom, all opening to the garden and sea breeze. The first floor prioritises intimacy, with three double bedrooms, en-suite bathrooms, and terraces designed for quiet retreat. The second floor forms the social heart, with a living-dining area flowing into a minimalist kitchen and terraces that extend toward the landscape. A fourth fifth bedroom offers flexibility for guests or work.
The roof functions as a lookout and outdoor space, with a pool, barbecue, sun deck, and shower, perfect for all of the island’s glorious sun. Invisible technology includes centralised climate control, underfloor heating, motorised blinds, and integrated sound.
Balancing function, beauty, and landscape
Under Managing Director Miquel Bauzà’s direction, the durability of the architectural projects developed by LF91 is guaranteed. He says, “I am inspired by a genuine love for the island and its natural beauty.” Bauzà believes that spaces should respond to their clients’ lifestyles while maintaining comfort and refined aesthetics. From luxury villas to full-scale renovations, their ‘quiet architecture’ delivers intelligent, thoughtful design connecting interiors, architecture, and outdoor spaces into cohesive, bespoke homes.
LF91 has transformed this building by the sea into a serene home with honest beauty and architecture that won’t age. Bauzà concludes, “The company strives to develop properties that sit harmoniously in the Mallorcan landscape and that respect the traditions and culture of the island.”
